Land Development

2205 Tara Place – District of Sooke – 3 Lot Subdivision

This 3 lot fee simple subdivision for Champagne Ventures was an infill project in a well developed neighbourhood of 20 year old homes. The site was the former sanitary treatment site for this neighbourhood. Services provided were water and sanitary design along with storm water management for the area.


847 Carrie Street – Township of Esquimalt – 3 Lot Subdivision

Carrie Street consists of older homes in Esquimalt.  This 3 lot fee simple subdivision was an infill project for Zebra Construction.  Services provided were water, sanitary and storm drain connections to the municipal system.  Liaison with the Township of Esquimalt, the City of Victoria (for water) and the utility companies were a large portion of this project.


801/809 Gladiola Avenue – District of Saanich – 2 Lot Subdivision

This 2 lot subdivision was prepared for the owners of 809 Gladiola Avenue, who wanted to build a home on their property at 801 Gladiola Avenue.  Because of the requirements of the District of Saanich they had to proceed as an actual subdivision, complete with a new legal plan and Type 1 watershed design which included in ground treatment and storage for the onsite drainage.  Liaison with the District of Saanich, project arborist, legal surveyor and the utility companies were a large portion of this project.


4158 Torquay Drive – District of Saanich – 2 Lot Subdivision

This 2 lot subdivision was an infill project in the District of Saanich.  Services provided were water, sanitary and storm drain connections to the municipal system.  Liaison with the District of Saanich, project arborist, legal surveyor and the utility companies were a large portion of this project.


1127 Wychbury Avenue – Township of Esquimalt – 2 Lot Subdivision

Wychbury Avenue is a mix of older homes and newer development in Esquimalt.  This 2 lot fee simple subdivision was an infill project for Mr. Jeff Jefford.  Services provided were water, sanitary and storm drain connections to the municipal system.  Liaison with the Township of Esquimalt, the City of Victoria (for water) and the utility companies were a large portion of this project.


Site Servicing

Wille Fiat

Made to Measure was retained to provide civil engineering services for a proposed Fiat showroom on the existing Wille Dodge site at 3240 Douglas Street in Saanich BC.


Greg’s RV

Greg’s RV in Duncan has a proposed sales, showroom and service building for an existing site next door to their existing facility.  The site is below the floodplain the area and required extensive sanitary design and collaboration with other consultants.


2348 and 2352 Henry Avenue – Town of Sidney – 5 Unit Townhouse Development

Two existing dwellings were removed for the construction of 5 townhouse units in the heart of Sidney BC.  There was a major stormwater management component of the project and the site was very flat, encouraging Made to Measure to come up with some different ways of dealing with the water, storm and sanitary sewer design.  Liaison with the Town of Sidney, electrical and landscape consultants and BC Hydro, Telus and Shaw Cable were important parts of this project.


Stormwater Management

10634 Madrona Drive

This ocean front property required stormwater drainage and driveway design to facilitate a new dwelling on a sloped site.  Stormwater calculations and details were provided to the client as per the District of North Saanich requirements.


Pineridge Park – District of Sooke

This project included the design of upgrades to this underutilized park including addressing the stormwater management issues in and below the park. A concept plan for the park was created and recreation options recommended.


Infrastructure

Public Works and Government Services Canada – OEng Solutions

Made to Measure provided design and drafting services to OEng Solutions for their client PWGSC for multiple projects, including parking area and wash pad design, walking platform design and rock foreshore volumes.


Burnett Avenue and Pheasant Lane Upgrades – Town of View Royal

These municipal roads currently are a busy area with access to single family dwellings as well as the Fort Victoria RV Park.  As this area may be re-developed in the future, it is critical to provide safe access for both vehicles and pedestrian traffic.  The improvements designed by Made to Measure included 300m of sidewalk, curb and gutter and retaining walls, pedestrian crossings, stormwater design, boulevard improvements, electrical and pedestrian lighting and fiber optic design, road markings, signage and coordination with the E&N Railway, Island Corridor Foundation and Southern Railway.


Sanitary Systems

Osoyoos  - Indian and Northern Affairs Canada  - Water and Wastewater Treatment Facility

The client, MSR Solutions was retained by the developer to design a water and wastewater treatment facility for a 247 unit modular home park in Osoyoos, BC.  This design included details regarding the site, water and wastewater treatment and rapid infiltration basins on a private site.


Environmental

Made to Measure provided drafting services for multiple projects involving site remediation.  Detailed figures are required to accompany reports prepared by Active Earth Engineering.  AEE’s client, The Department of Fisheries and Oceans Canada requires detailed foreshore figures complete with orthophotography inserted as a digital background.

These projects are all done remotely, working with technology such as Skype, to allow easy movement of data back and forth between the client and Made to Measure to keep costs down.
